What the AI describes, and what it refuses to say.
The second list is not a limitation we are apologizing for. It is the reason the output is safe to put your name on.
What it can reasonably describe
- Restate what the homeowner reported in clear language rather than a wall of form fields.
- Describe what photos appear to show: discoloration, staining, apparent water damage.
- Explain why a described condition is worth attention, in terms a homeowner follows.
- Relate a reported water event, how long ago it happened, and whether the source was repaired.
- Characterize apparent scope for the estimate widget: area, rooms, materials, severity, containment, contents.
- Recommend a next step and an urgency, and write a separate summary aimed at the contractor.
What it deliberately avoids
- Confirm that a substance is mold. A photograph shows discoloration, and discoloration is not an identification.
- Name a species. No genus, no species, no "black mold", not even hedged.
- Make a health claim, or connect a condition to symptoms, illness or risk to a person.
- Declare a property safe, unsafe, habitable or uninhabitable.
- Replace an inspection, a moisture reading or a laboratory test. Nothing is sampled or measured.
- State a price. Dollar figures are barred from the narrative; the range is calculated separately by code.
A prompt is a request. A check is a rule.
Asking a language model to be careful works most of the time, and most of the time is not good enough when your logo is at the top of the page. Every report runs through automated checks before anyone sees it.
The checks look for definitive identification, species names, health and symptom claims, habitability verdicts and dollar figures in the narrative. A report that fails is not patched or published with a warning. It is replaced with a conservative summary that recommends professional evaluation.
Every assessment also states its own limits in the homeowner’s report: produced without a visit, photographs cannot show what is behind a wall, and a professional has to confirm anything that matters. This reduces risk. It is not a guarantee that automated output is correct.

Mold Inspection and Testing Assessment
Asks about the concern, location, visible growth, area, odor, any water event and how long it has been noticed. Returns low, moderate, elevated or high concern, and no pricing.
Mold Remediation Evaluation
Asks the full scope set: rooms, area, materials, appearance, moisture source, likely removal and occupancy. Returns a scale from minor concern up to priority professional evaluation, and no pricing.
Mold Remediation Preliminary Estimate
The same scope questions plus a preliminary range from your configured rates. Levels read limited, moderate, elevated or extensive.
Three, optional, and honest about what they show.
The cap is three per assessment, and the limit is deliberate: a longer upload step on a phone in a basement is where people abandon the form.
They are optional throughout, so an assessment is produced either way. What a picture cannot do is measure. No square footage is derived from an image; the area used anywhere in Inspecta is the band the homeowner selected from a list.

Upload your logo, set a primary color and a button color, and fill in your company details. Those carry through the questions, the report and the emails. Each widget also has its own headline, subheadline and calls to action.

Questions about the AI assessment widget
- Can AI identify mold from a photograph?
- Not reliably, and Inspecta does not claim to. A photograph can show discoloration, staining and apparent water damage. It cannot confirm that a substance is mold or name a species.
- Is the assessment a mold diagnosis?
- No. It is a preliminary, non-diagnostic summary of what a homeowner reported and what their photos appear to show. It never declares a property safe or unsafe.
- What happens when the photos are unclear?
- The assessment says so and stays hedged. Photos are optional, so an assessment is still produced from the answers. A report that fails the safety checks is replaced with a conservative summary.
- Can the language recommend an inspection?
- Yes, and every assessment ends on professional follow-up by design. It carries a recommended next step and an urgency, then your calls to action.
- Can remediation companies use it?
- Yes. Two of the three widget types are built for remediation: an evaluation widget that describes apparent scope without pricing, and an estimate widget that adds a preliminary range from your rates.
- Can inspection-only companies use it?
- Yes. The inspection and testing widget asks about the concern, its location, visible growth, area, odor, any water event and duration. It never produces a price.
- Does it work without replacing my website?
- It is a single script tag on a page you already have, so your site, host and design stay as they are. There is also a hosted link per widget.
- What information is included with the lead?
